home owner insurance for breeders -Need Help-

Ok so Misty and I just went in for our annual insurance meeting at State Farm and decided to ask if our gliders and hedgehogs could be covered under our home owner insurance. The lady there didn't know and had to have someone call us today.... Turns out they don't have anything commercial or residential to cover breeders and even if we didn't insure the animals we are now a liability and they are not renewing our coverage. So now we're in the market for a company that will cover breeders and we thought we'd come here and ask what companies you are using. Any help would be appreciated. Thanks, Ben

What makes you a liability? Because we told them that we are breeders. Edit: I think she worded it. "Because you run a business out of your house."

hmm. Allstate seems to be ok with what we're doing he said their main concern is traffic to our residence and the liability that the customer presents. We might be able to clarify better with State Farm that we have a really small amount of traffic to our house.... If that is the real reason we're a liability to them.

If you ship joeys, I would tell them not many customers come to your home b/c you ship them out.

Hi Ben and Misty!! Haven't been on here in a while but I saw your post and wanted to comment/help....so I logged in just for you, lol.
There is a Rider policy to your reg homeowners insurance policy just for any business that is run out of your home. Just make sure to ask if it covers replacement value and includes water, fire and other acts of nature. Some insurance companies (the major big ones) will cancel you if you run a business out of your home or even own a shepherd for a Pet (and aren't breeding at all)...I know because this happened to me.
You can also get a separate commercial business policy. You can get a million dollar policy for 400-500 dollars a year depending on the rates in your area. You are better off dealing with an independant Insurance agent (not just state farm, american family, all state) that can shop around to several different companies and get a good deal for you. I have the commercial policy.
I would ask your home owners insurance company if having a commercial policy would be acceptable for them to not cancel your policy. It doesn't sound like they are being a good neighbor, lol.
An independent insurance agent may be able to get you covered with a company that will allow an add on home business policy that will be part of your home owners. I feel for you guys and am sorry that you got smacked for being honest. Remember that a commercial policy is a write off on your taxes, so it isn't a complete waste of money. It also gives peace of mind, covers you if someone sues you for selling yoggies that made their glider fat (lol, like mc donalds), or should anything happen to your babies. You would be covered and not out a bunch of money (heaven forbid, but accidents do happen and court is common). Good Luck!!!
